How to split rent with roommates

  1. Start with total rent. Use the full unit price from the lease (for example $2,895), not what one person hopes to pay.
  2. Weigh private space. Larger bedrooms cost more. A private bathroom usually adds ~10–20% weight so the master suite is not priced the same as a small room.
  3. Split utilities evenly unless one roommate uses something unusual (extra parking, solo storage). Keep that simple.
  4. Agree in writing before signing — screenshot the split or put the numbers in your group chat.
