Nestmate is not affiliated with UCI or any apartment operator. UCI already provides official off-campus housing, roommate, sublet, and buy/sell listings through its housing service (AHN). Nestmate does not try to replace that inventory — it makes the student process friendlier with verification, matching, search, marketplace, rent history, and messaging.

Nestmate is also not affiliated with, endorsed by, sponsored by, or part of The Irvine Company®, Irvine Company Apartment Communities, Zillow®, Apartments.com®, ForRent®, Yelp®, or any other landlord or listing site we mention. Official availability and leasing live on each operator's own site.

Irvine rent tracker

Alongside the student marketplace, Nestmate watches asking rents on apartment floor plans in Irvine, California, twice a day. Coverage includes village communities and independent operators in the Irvine Business Complex. Each check records community name, floor-plan name, beds, baths, square footage, asking rent, and availability — never landlord listing photos. Alerts fire when a matching plan drops $50 or more or a new unit lists under your max rent.

Irvine villages and communities

Coverage is apartments in Irvine (plus Turtle Ridge). Operator names are on each community so village sites and independent IBC buildings stay distinct. Open a community for current rent, availability, and a 30-day chart.

Why the rent tracker is not a listing site

Sites such as Zillow®, Apartments.com®, and landlord pages sell photos and applications. Our rent tracker publishes a twice-daily asking-rent log. The homepage briefing ranks communities from that log — biggest drop first, then cheapest from-price. There is no apply button and no listing photography. Those brand names belong to their owners; Nestmate is not connected to them.

Stars and review summaries

Each community card shows year built, a public Yelp® score (when one exists), and a short summary of renter themes. Open a community for a Nestmate write-up plus best-for / watch-for details. Notes are original summaries, not copied reviews. Yelp® is a trademark of its owner; Nestmate is not affiliated with Yelp.
